Floods have hit several areas in Indonesia. Floods often sweep away a number of items in the house, including land certificates. For flood victims who have lost their land certificates or whose land certificates are damaged, there is no need to worry. Because, it can still be taken care of by submitting an application to replace the damaged or lost land certificate. After the certificate is taken care of, it is best to immediately convert it into digital form. According to the Minister of ATR/BPN Nusron Wahid, this is so that ownership of the land certificate remains safe even though a disaster occurs. "With electronic certificates, there should be no worries about the certificate being washed away or damaged by floods. Everything is stored in the digital world and only owners with access can use it," he said in a written statement.[1]
Then, what are the requirements and costs required to take care of a lost or damaged certificate? In the case of a Damaged Certificate, the Requirements for Taking Care of a Damaged Certificate are as follows:[2]
- Sign the application form and signed by the applicant or his/her attorney on the stamp.
- Power of Attorney if authorized.
- Photocopy of the applicant's identity (KTP and KK) and the attorney if authorized, which has been matched with the original by the counter officer.
- Photocopy of the Deed of Establishment and ratification of the legal entity that has been matched with the original by the counter officer, for legal entities; and
- Original certificate.
And, as an additional information, to get a replacement certificate, usually a fee of IDR 50,000 will be charged per land title certificate. The processing time is around 19 working days, but this depends on each land office. Reported by the SIPPN website of the Ministry of State Apparatus Empowerment and Bureaucratic Reform, the way to submit the document is to come to the Land Office. Then, submit the required documents to the counter service and pay the registration fee to the counter payment. After that, the placement of the certificate will be processed and issued. After being issued, the certificate owner can pick it up at the Land Office service counter where he replaced the land certificate.
In the event of a lost land certificate, the requirements for processing a lost land certificate are as follows:[3]
- Sign the application form and signed by the applicant or his/her attorney on the stamp.
- Power of Attorney if authorized.
- Photocopy of the applicant's identity (KTP and KK) and the attorney if authorized, which has been matched with the original by the counter officer;
- Photocopy of the Deed of Establishment and ratification of the legal entity that has been matched with the original by the counter officer, for legal entities; and
- Original certificate.
- Statement under oath by the rights holder or the person who lost it.
- Letter of report of loss from the local Police.
And also, as an additional information, the cost to issue a replacement for a lost land certificate is around IDR. 350,000 per certificate. The details are IDR. 200,000 for the oath fee, IDR. 100,000 for the cost of a copy of the Measurement Letter, and IDR. 50,000 for the registration fee. Those are the requirements and costs for taking care of a lost or damaged land certificate.
